The Auction will take place on the property at that time. The sale is subject to Crawford County Ordnance Code #3.01 & WI State Statue 75.27 Wis. Directions: The Property is located 2 miles North of Lynxville on Hwy 35 and 3 miles East on Hobbs Hollow Road; then 2 miles North West on Oak Grove Ridge Road to Liars Lane and ½ mile to the property. |

TERMS OF THE SALE: 1. The Successful high bidder on the real estate will be required to sign a Wisconsin Real Estate Offer to Purchase upon conclusion of the real estate biding and tender the required earnest money deposit of $5,000 with the balance to be paid at the time of closing on or before October 23rd 2008. 2. A 10% Buyers Fee will be added to the accepted final bid price to represent the final, total, selling price. 3. Deed - Sellers will convey title to the premises by a Quit Claim Deed; if buyers Lender requires a Title Insurance Policy it shall be at buyer's expense 4. This property will sell "Absolute" (Without Reserve) if the property brings more than its current appraised value of $45,000. Otherwise the final bid must be reviewed & approved by Crawford County Delinquent Property Tax Committee. 5. Qualifying for financing is not a contingency of this sale. 6.
