Pursuant to Section 75.69 of the Wisconsin Statutes, Crawford County will sell at public auction on September 20, 2008 the following tax deeded lands. Property No. 1 will sell at 61354 Mill Coulee Road, Prairie du Chien, Wisconsin, at 10:30 A.M. and Property No. 2 will sell at 18457 Liars Road, Eastman, Wisconsin, at 1:30 P.M. These sales are subject to Section 3.01 of the Crawford County Code of Ordinances and Section 75.27 of the Wisconsin Statutes. Terms of Sale: The Successful high bidder on the real estate will be required to sign a Wisconsin Real Estate Offer to Purchase upon conclusion of the real estate bidding and tender the required earnest money deposit of $8,000.00 for Property No. 1 and $5,000.00 for Property No. 2 with the balances to be paid at the time of closing on or before October 23, 2008. A 10% Buyers Fee will be added to the accepted final bid price to represent the final, total, selling price. Deed - Sellers will convey title to the premises by a Quit Claim Deed only; if buyers Lender require a Title Insurance Policy it shall be at the sole expense of buyer. Each property will sell "Absolute" (Without Reserve) if the property brings more than its current appraised value. Otherwise the final bid must be reviewed and approved by Crawford County Delinquent Property Tax Committee before the sale can take place. Qualifying for financing is not a contingency of this sale. Each property is selling in its "as is" condition at public auction without any representations or warranties as to the structural or mechanical defects. Property: Description: Appraised 1.
